Preventive Maintenance Program


 

This service and preventive maintenance consist on a monthly schedule visit. We offer all
the described services as follows:

 

Refrigeration Compressors

* General cleaning and painting ( only if necessary )
* Reading of voltage and electrical consume
* Check the vibrations in operations.
* Check the escapes of refrigerant and oils.
* Take care of contents of refrigerant charge.
* Check and calibrate of oil resistances
* Check general compressor functions.
* Repair all damages.
* Replace all defective or damage pieces.
* Verify acid in the refrigeration and oil systems.
* Verify compressor efficiencies.
* Check the electric terminals in compressor ( need to be        
adjusted )

This contract does not include the replacement of the units,
Coils, or relocation of equipment. In addition does not include
electric works of the equipment. Does not include big repairs,
pieces or materials used in the repair services that can be
realized by our company in accordance with the client, and a
quotation can be provided if necessary. (Compressors, motors,
electric pieces and controls.)

 

Air Cooling Condensers

* General cleaning of condensers coils when ever if                 
necessary.
* Check the motor resistance.
* Lubrication of condensers motors.
* Condition the structural part of the equipment.
* Check belt tension and replace if necessary.
* Realize all damage.
* General check of all electric systems in all units. ( Adjust      
 terminals, and check all contacts. )
* Check and calibrate security and operational controls.
* Reading of pressure, temperatures, voltages and                   
amperage to conclude everything it's working properly.
* Verify motor rotation.

 

A/C Units Evaporators

* General cleaning of coils and evaporators whenever is        
  necessary.
* Verify that the aluminum line conditions.
* Check for defects or leaks.
* Verify the rotation on blower pipe.
* Verify the expansion valve.
* Check the insulation on refrigeration pipe.
* Bearing lubrication.
* Cleaning and painting (if necessary)
* Check and calibrate security and operational controls.

Filters

* Replace air filters (if necessary)
* Replace pre-filters (if necessary)
* Supply all filters in accordance to the units
